Inspections Grace Home Inspection Services Provides
Regular Home Inspection: The majority of home buyers will utilize a licensed real estate inspector to inspect a home before
they contract to buy. Your Realtor may suggest that you have the home inspected, or it may be required by either your lender
or your insurer. The focus of this inspection is the Texas Real Estate Commission's Standards of Practice and is provided
on TREC's required form with extensive additional information provided in the comment fields and in the Addendum.
Pre-listing Inspections: Since the majority of buyers now utilize the services of an inspection company, many sellers are
choosing to have their home inspected prior to listing. This often discloses issues that the buyer's inspector would find, but
the seller now improves his negotiating position and is able to fix items in advance of listing. Don't let the buyer's inspector
make significant discoveries that will affect your negotiating positoin. Like the Regular inspection, the focus of this inspection
is the Texas Real Estate Commission's Standards of Practice but may be presented in an abreviated format.
Home Warranty Inspection: Have you bought a house with a warranty that will soon expire? Have your home inspected so
that defects discovered at the last minute can be repaired at the builder's expense. We recommend performing this
inspecion 2-3 month's prior to warranty expiration. The focus of this inspection is the warranty representation made by the
builder regarding the property. While the standard TREC form may be utilized, other more specific formats may be used.
Termite Inspection: Upon request, Grace Home Inspection Services, LLC will contact a licensed pest control operator on
your behalf and schedule their arrival and inspection to coincide with our structural inspection.
